What is IMT and when do you pay it?

IMT (Imposto Municipal sobre Transmissões) is the transfer tax you pay when buying a property in Portugal. The amount depends on the purchase price, the purpose of the property (primary residence or second home) and the location. IMT is paid before the deed of sale (escritura). Without payment the transfer cannot proceed.

Hoe werkt de simulator?

The calculator determines in a few steps how much IMT and stamp duty you will pay:

  • Location of the property: mainland Portugal
  • Type of purchase: primary residence or second home
  • Purchase price: enter the purchase price Result: you immediately see how much IMT and stamp duty you will pay

No complicated calculations, just a clear answer straight away.

Are there any IMT exemptions or reductions?

There are situations where you pay no or less IMT, for example for primary residences below a certain price threshold. Whether you qualify depends on the purchase price and the type of purchase. The calculator takes this into account automatically. Rules and thresholds may change annually. Always consult a tax specialist for advice tailored to your personal situation.

What is the difference between IMT and stamp duty?

These are two separate taxes, both payable upon purchase:

  • IMT: transfer tax on the property, paid before the escritura
  • Stamp duty (Imposto do Selo): 0.8% of the purchase price, also paid before the transfer

With this calculator you know exactly what to set aside for taxes. No surprises at the notary.

The information on this page is indicative. Always consult a qualified specialist for advice tailored to your personal situation.
